Torimbia Socimi, a property management company specialised in investment and leasing of urban real estate assets, has been collaborating with Thinkproject for more than ten years and since the start of the pandemic, the use of Thinkproject project management software has been crucial to continue project work from anywhere.
The objective was to completely refurbish an office building built in the seventies on Calle Serrano in Madrid through an environmentally friendly project that increases the quality of life of its users. All this, with total cost control. For a challenge like this, Torimbia Socimi proposed an ambitious project that combines sustainability, avant-garde design and the use of high-quality materials.
Torimbia Socimi emphasised the need to have a collaborative tool that allowed project control from start to finish.
Thinkproject’s project management software drastically improved communication between project members, thanks to a common environment accessible to all where documentation and data are stored. In addition, the smartphone application allowed monitoring deficiencies or corrections of defects in the work by means of a photograph. In this type of works, being able to count on updated information at all times by and for each work team avoids having to repeat or remedy certain processes in the project.
After two years, the result is a spectacular building with a completely glass façade.
The Thinkproject tool has generated savings of 30% in management time thanks to its transparency and interoperability, as well as considerable savings and reductions in water and polluting emissions through the digitisation of processes: printing of some 100,000 documents has been avoided and plans and the use of its digital tool to the detriment of paper has made it possible to save one million litres of water and reduction of half a ton of CO2.
These Serrano 88 offices have LEED Platinum certification, the highest classification as a sustainable building. In Spain there are only five buildings with this type of certification.
